Maintenance Request

Please read the troubleshooting guide that is provided below before completing the maintenance request form. If maintenance tech determines that the issue was due to tenant neglect or damage, or the tenant failed to keep up with the following preventative maintenance tasks, the tenant may be charged for a service call.

Smoke Detector won't work when tested

Replace the battery, test with approved smoke spray for the smoke detector.

Smoke Detector beeps

Replace the battery and make sure the wires are connected correctly.

No power to plugs or switches

Replace blown fuses or check and reset the breaker panel. Check and rest all GFI outlets (situated in kitchen, washrooms, utility rooms, and carports). Verify if the plug can be used with a wall switch.

Garbage disposal doesn't work

Do you hear a buzz when it’s on? Press the reset button on the disposal’s bottom and test if you don’t hear a buzz. Turn off the disposal and unplug it from the wall if you hear a buzz. An allen wrench may be mounted on the side of the cabinet or disposal. Twist the wrench back and forth in the center shaft to free the disposal. Turn back on, remove the obstruction-causing object, and test. Keep going until the item is removed.

No hot water

Make sure the tank’s thermostat is set to the right temperature. Make sure your thermostat isn’t set to “vacation.” Reset the power panel’s breaker. The thermostat’s check and reset button is nearby.

Hot water is too hot

Check thermostat on tank and turn down.

Plumbing or fixtures leak

Turn off water fixture, turn off water at supply line and notify Landlord immediately.

Toilet is plugged

Plunge and test.

Dishwasher won't drain

Clean food out of bottom of dishwasher.

Refrigerator too warm or too cold

Check thermostat in refrigerator is set correctly.
