What does property management cost?

Simple, flat management fee taken as a percentage of the rent we collect. No fee when the home sits empty, because if you're not getting paid, neither are we. That keeps us focused on keeping your home rented and rented well.

There's a one-time leasing fee when we place a new resident, which covers marketing, showings, screening, and the lease paperwork. Nathan walks you through the exact numbers for your property before you sign anything. No surprises, no buried line items.

How do you handle maintenance and repairs?

The way you'd want your own home handled. When something breaks, we coordinate our in-house maintenance staff or a trusted local vendor, get it fixed right, and keep you in the loop.

Here's the part that matters most. We never mark up parts. If a part costs $200 at the store, you pay $200 for the part, and labor is billed fair and separate. Encompass does not profit off your maintenance, so every recommendation is about the home, not a margin. You approve anything over a set threshold before we spend a dollar.

How and when do I get paid?

Rent comes in, we deduct the management fee and any approved expenses, and the rest is deposited straight to your bank account every month by ACH. No waiting on a paper check in the mail.

You get an itemized statement each month, and you can log in to the Owner Portal anytime to see statements, work orders, and documents. Every dollar in and out is right there for you to see.

Do you offer a discount for multiple properties?

Yes. If you have more than one home with us, we reduce the management fees. The more you trust us with, the better the rate. Tell Nathan how many doors you have and he'll put together pricing that reflects it.

How do you screen your tenants?

Carefully, and by the same standard on every applicant. We verify income, check credit and rental history, confirm employment, and run background and eviction checks. We're looking for residents who pay on time and treat the home well.

What areas do you manage in?

We manage homes across Central Missouri, including Columbia, Ashland, Hallsville, Jefferson City, Fulton, Boonville, Harrisburg, Fayette, Hartsburg, and Rocheport. If your property is in the area, we'd love to take a look. See our full service area.

How long will it take to lease my home?

It depends on the season, the price, and the condition, but pricing it right and marketing it well is how we lease fast and hold 95%+ occupancy across our homes. A free rental analysis gives you an honest read on both the rent and the likely timeline for your specific property.

Am I locked into a long contract?

We'd rather earn your business every month than trap you in fine print. Nathan will walk you through the management agreement in plain language before you sign, with no buried terms. If something ever isn't working, we talk it through like partners.

Who do I actually talk to?

Our team, right here in Central Missouri. Not a call center and not a rotating account rep three states away. When you reach Encompass you get a local person who knows your property, and Nathan, the owner, is never more than a step away.
